Start With Their Own Lead Flow

If their phone is not ringing, yours will not either.

An agency that can market itself can market you. An agency that cannot is selling you a service they cannot sell themselves. Ask the agency how many inbound calls they got last month from their own marketing. The number is the tell. Dodge the number and they fail step 1.

Demand Proof, Not Decks

Screenshots or it did not happen.

Decks hide numbers behind designs. Dashboards show numbers in real time. Good agencies live in the dashboard. Bad ones live in the deck. Ask for 3 client dashboards with numbers visible and names blurred. Real agencies have screenshots on their phone. Fake ones open PowerPoint.

Interrogate The Reporting

Impressions are not leads. Leads are leads.

Weekly beats monthly. Numbers beat words. Calls beat impressions. A plumber does not cash impressions at the bank. Ask what they report weekly, not monthly. If impressions and reach are the top two metrics, they are selling you vanity. You want agencies that report the metrics that pay the mortgage.

Read The Contract Like It Is Armed

The out clause tells you everything about their confidence.

Confident agencies earn the month. Scared ones need the lock. A 30-day cancellation means they are confident. A 12-month lock means they need the time to hide the results. The length of the minimum term is a direct signal of how sure they are they can deliver. Read for the out clause first. The pricing second.

Half-Step: The Gut Check

If they will not show you the work, there is no work.

This is the half-step because it takes 60 seconds and it decides everything. Ask to see a live client account on a shared screen. Good agencies open the laptop right there. Bad ones change the subject. The agency either opens the laptop or they do not. Write down which one they did. Hire accordingly.
